Can a realtor lower the asking price of a house without my permission?

A relative of mine has listed a house and unknown to him, the realtor lowered the asking price in the MLS (house is listed in REALTOR.COM) without first asking my relative. Can the realtor legally do this? If not, what should my relative do?

The gf is wanting to use a realtor to help with the purchase of the house. what exactly would they do? we are financed threw a mortgage company and the seller is the home loan offer at one of the banks here in town so we shouldn’t need help with paperwork. It’s a house out of foreclosure. It sold for 43k in 2004, and it hasn’t been on the market (this time around) for very long. The asking price is 12k. The realtor said that it is “priced accordingly”, does that mean a crap load of work needs done to it since it last sold for 43k? Or does that mean that’s how much the bank wants to pay it off? The realtor said that the price is still negotiable.

*The realtor did tell me that the people that lived in it stripped out the copper pipes underneath the house.
Does “accordingly” mean that I will have to spend 30k to fix it? Since the last appraisal was 43k?

What is signing a contract with a realtor about?

Does one always sign a contract with a realtor? What does it cover? For whose benefit is this, mine or the realtor’s? Is this common practice?

Why would he not have mentioned this contract to me before?
